Step 3: Let the World Know and the Offers Will Follow
Finally! After all the preparation, your home is live on the MLS. Now that it is officially for sale, we will begin getting requests from agents to show your home to prospective buyers.
Because of our pre-marketing, there’s a possibility that we may have a few showings prior to going live but it may also take a day or so before these requests come in. We will put a plan in place for notifying you in advance of all showings, addressing any special requirements you may have. Along with the MLS, your house will be listed for sale on the Compass website and other online real estate portals. Compass syndicates their listings to hundreds of websites on a local, regional, national, and global level to achieve the highest possible exposure. During showings and open house events, it is important that your home looks like it does in the photos. There will be numerous agents bringing their motivated buyers to see your property on a daily basis and they all expect to see the home as it appears in the pictures and virtual tour. Although we will provide you with advanced notice, it is always wise to keep everything tidy and have a plan in place for pets, children, and the like. The MLS activity and number of private showings that occur during the first seven days of your home being available for sale to the public is indicative of how well we’ve priced and marketed your residence. Dawn will track these key metrics closely, and along with feedback from other REALTORS®, determine if we need to make any adjustments or if we should set an offer date. The first offer is in! This is great news! Dawn will present every offer to you and review it point by point. Although ultimately, which offer you choose to accept is your decision, Dawn will offer her insights and expertise to help you understand the nuances of each so you can make the best decision for your family. These include price, number of days to close, down payments, contingencies, and more.
