There are definitely certain things that warrant repairing in advance as these will help sell your home quickly and for the highest possible price.
Below are minor repairs we recommend to all sellers. These include:
- Freshening or touching up paint inside and out; neutral colors are best if repainting
- Patch and repaint any dents, dings, or holes in walls
- Replace outdated light fixtures, door, and cabinet hardware
- Add new caulking around every shower and bathtub; re-grout all areas that require it
- Updating all detectors to meet code
- Ensure all light fixtures have working bulbs
- Replace old/yellowed light switches and outlet plates
- Repair or replace damaged window screens
- Freshen up your landscaping
It is vital to keep in mind that you can save thousands by taking care of substantial repairs ahead of time. For example, if a repair would cost you $5,000, the buyer will request three times that amount off the purchase price. The question to ask is whether you want to pay $5,000 now or walk away with $15,000 less?
The bottom line is, the more items identified in the inspection reports that are fixed before your home goes on the market, the more comfortable a buyer will feel making an offer. It also limits their bargaining power, giving you the upper hand on negotiating the sales price.
