Showings
You’ve found some properties you are interested in seeing and Dawn has scheduled your inaugural round of showings. On average, expect to visit at least ten houses before you find a residence for which you’d like to make an offer. Thankfully, once you do find the perfect home, you’re preapproved so we can act quickly!
It is normal to feel a range of emotions during your home search. Potential buyers experience everything from happiness to anxiety. Rest assured, Dawn and The Team will be by your side to ensure you are prepared, as well as answer questions to help make the process an enjoyable and exciting experience.
Now that we’ve set up your first showings, here are some important points to remember:
- The day before the showing(s) are scheduled, we will email you with a meeting time and location.
- We can either meet at the first property and caravan from there, or we can drive together if you let us know in advance.
- Wear comfortable footwear that is easily removed as you’ll be taking your shoes on and off throughout the day.
- Dress appropriately based on the weather.
- Please plan accordingly with regard to restroom breaks, as it is customary to avoid using bathrooms in the homes we are viewing.
- If we will be out for an extended period, bring snacks and drinks to keep your energy up!
- Please refrain from touching personal items or sitting on furnishings, etc.
- If your children will accompany us on the tour, please remind them to look but not touch.
- Focus on the property itself rather than the furnishings and décor.
- Many homes have security systems and cameras so it is wise to monitor what you say and do. Refrain from making specific comments about your budget, or if you’ll be making an offer, etc., in the event the conversation is being recorded. (This could jeopardize our ability to negotiate.)
- Though unlikely, if the sellers are home, or others are touring the property at the same time, it is important to not reveal specifics about why you are purchasing, your budget, or any other pertinent details.
We will not be going into unfinished attics and crawlspaces during home tours. These investigations will occur during home inspections once we are in contract unless there is a finished attic and/or basement with easy access.
After we’ve toured the various properties, we will discuss what you liked and disliked about each. If there is a home that you absolutely love, we will talk more about placing an offer. First, let’s review the seller disclosures and inspection reports.
