The Borderless Decade: What Global Wealth Intelligence Reveals About the Buyers Reshaping Silicon Valley Real Estate

BY DAWN THOMAS   •   GLOBAL LUXURY REAL ESTATE ADVISOR

8 MIN READ   •   REALM GLOBAL

A new intelligence report from REALM Global documents seven structural shifts in cross-border wealth, buyer demographics, and luxury real estate.

Here is what the data says, and what it means on the ground in Silicon Valley.

I have spent twenty-two years watching this market. I have seen rate cycles come and go, inventory crunches that lasted a season and recoveries that lasted a decade. What I am watching now is structurally different from any of that. It is not louder. It is not faster. It is different in kind.

The intelligence network I belong to, REALM Global, published a research report this spring called The Borderless Decade. I have a co-branded version of this report for my Silicon Valley clients, and I am making it available for download at the bottom of this post. Before you download it, I want to tell you what is in it and why I think it is worth your time.

The report draws on the most current global data available, including Knight Frank’s 2026 Wealth Sizing Model, Altrata’s May 2026 Global Citizens research, McKinsey’s global wealth estimates, and Coldwell Banker’s inheritance projections. It is not speculation. It is a reading of what has already happened and what the current trajectory suggests about the next twenty-four months.

THE SEVEN STRUCTURAL SHIFTS

Interactive Overview
Here's what the data is telling us. Tap each to explore.
1
The Wealth Transfer Is Already Happening
►
The standard framing has been that the great wealth transfer is coming. It is not coming. It is the current operating environment.

Knight Frank's 2026 report places the global ultra-high-net-worth population at 713,626, up 162,191 over the past five years. That is eighty-nine new UHNW individuals entering the world economy every single day. Combined net worth sits at $63 trillion today and is projected to reach $84 trillion by 2030.

For Silicon Valley, the relevance is direct. The technology-driven wealth creation that has shaped this region for twenty years is now one tributary of a much larger global flow. The buyer pool is not what it was five years ago. 89 new UHNW individuals per day
2
The New Wealth Holder Is Borderless by Design
►
One in every five ultra-high-net-worth individuals globally is now foreign-born. Altrata's May 2026 research projects 142,000 millionaires to relocate internationally in 2025, the largest annual figure since Henley began tracking it.

That number changes how I think about the qualified buyer for a home in Los Altos or Atherton. This has always been a market shaped by global talent. What is different now is scale and intentionality. The buyers in this price range are frequently choosing Silicon Valley from a menu that includes London, Dubai, Auckland, and Singapore. 1 in 5 UHNW individuals are foreign-born
3
The Face of Wealth Is Changing Alongside Its Geography
►
McKinsey estimates women now control approximately $60 trillion of global retail financial assets and are projected to control 40 to 45 percent of global private wealth by 2030, reaching roughly $105 trillion by 2045. Forbes counted 406 female billionaires in 2025, up from 197 a decade earlier.

Separately, Gen X and Millennials will inherit approximately $4.6 trillion in global real estate over the next decade, with the United States capturing more than half.

The clients in my practice whose wealth is newest look different from the cohort that built the modern luxury market. They are younger, more often women, and more often self-made. Women projected to control $105T in private wealth by 2045
4
Branded Residential Is No Longer About the Bedroom
►
The branded residence thesis has shifted. The question is no longer which hotel brand is on the door. It is what the forty-year operating system underneath it actually provides: clinical infrastructure, wellness programming, and lifestyle ecosystems that support multi-decade residency, not just the finishes at delivery.

The Bataller portfolio in Costa Mujeres, anchored by the SHA Wellness Clinic with the St. Regis residences, SHA Tower, JW Marriott Residences, and W Residences delivering through 2027, is the clearest current statement of where this category is heading. Pricing runs from $2 million to $8 million. $2M to $8M range across key branded residential developments
5
Two Markets Opened This Spring
►
New Zealand's reformed Overseas Investment Act took effect on March 6, 2026. Holders of the Active Investor Plus visa can now acquire or build residences valued at NZ$5 million or more. As of late February, Immigration NZ had received 589 applications covering nearly 1,900 people, representing a minimum potential investment of NZ$3.5 billion.

In the United Kingdom, 8,790 U.S. citizens applied for British citizenship in 2025, an eight-year high. The non-dom tax framework recalibration and the closure of the Tier 1 Investor visa have changed the calculus for incoming wealth.

The underlying buyer for Auckland or the Cotswolds is often the same buyer also looking at the Peninsula. NZ$3.5B minimum potential investment already queued in New Zealand
6
Beneath the Global Average Sits Profound Divergence
►
The global average for luxury real estate price growth last year was 3.2 percent. That number obscures more than it reveals.

Dubai is up 25.1 percent year over year, approximately 200 percent over five years. Tokyo prime new-build apartments rose 58.5 percent in 2025, the largest single move on Knight Frank's PIRI 100. Mumbai is up 8.7 percent, with India's UHNW population projected to grow another 27 percent by 2031. Aspen posted its third-highest annual sales on record.

The advisors reading these markets well are not looking at averages. They are tracking capital flows, policy shifts, and demographic movement at a city-by-city level. Dubai up 200% over five years. Tokyo up 58.5% in 2025 alone.
7
Trust Is the Asset That Does Not Depreciate
►
The data in this report will eventually be available to everyone. What will not commoditize is the relationship that holds a family's real estate decisions across decades. The map has been redrawn. The buyer pool has changed. The product has evolved.

What has not changed is the value of the advisor who understood your situation before the liquidity event, who can tell you the truth when the truth is not what you want to hear, and who will still be there for the next transaction and the one after that.

That is the underlying argument of the report. And it is an accurate description of how I try to practice. The relationship is the long-term asset

WHAT THIS MEANS FOR SILICON VALLEY

The buyers in this price range are frequently choosing Silicon Valley from a menu that also includes London, Dubai, Auckland, and Singapore. Understanding that choice, and the network that supports it, is part of what my founding membership in REALM Global is designed to provide.

The clients in my practice whose wealth is newest look different from the cohort that built the modern luxury market. They are younger, more often women, and more often self-made. The product they want and the relationship they want with an advisor are both different from what served the prior generation. The industry is still largely organized around a buyer profile that is quietly becoming the minority.

For buyers evaluating both local and international options, a global read is now a practical part of the conversation. Understanding both markets in tandem is increasingly part of what it means to advise this client well.

The data in this report will eventually be available to everyone. What will not commoditize is the relationship that holds a family’s real estate decisions across decades.
