This past week, I had the amazing opportunity to attend the REALM Global Collective in Miami, Florida. There, I was able to connect with top luxury Realtors®, gain new insights from global thought leaders like Chris Voss, author of “Never Split the Difference” and attend classes that were top-notch to help The Dawn Thomas Team serve our Silicon Valley and Santa Cruz clients even better!
As the spring temperatures climb, market activity steadily rebounds with increased traffic and overbidding percentages. Despite mortgage rates remaining in the six percent range, many invested homebuyers have become accustomed to the current rate environment as the new normal. Inflation rates have dropped slightly to 4.96% with “core” inflation rates running a bit higher at 5.5%. New listings coming to the market have increased, but are still historically below the norms.

In the current market environment, the median house sales price is $1,660,000 in Santa Clara; $1,250,000 in Santa Cruz; and $1,935,000 in San Mateo. Market Conditions in Silicon Valley and Beyond
Spring season is typically the busiest season for the residential housing market – this year proves to be no different. Open houses are seeing increased traffic, more listings are selling and selling more quickly with multiple offers. Market activity steadily rebounds as buyer demand increases despite higher inflation and mortgage rates.
Despite increases in demand, market activity remains relatively low due to economic and supply constraints. New listings coming to the market have increased, but are still historically below the norms. Listings accepting offers have continued to climb since the slowdown in mid-winter. Home sales, however, have continued to decline year-over-year in all three counties we serve – with averages of 49% in San Mateo, 48% in Santa Clara, and 57% in Santa Cruz.
