Snapshot and 30-day Trend: October 2016

Heading into November, there are not any real clear trends that cut across all the communities we cover. Each city has its own unique characteristics and that was true with regards to the real estate markets in each.

Mountain View and Sunnyvale were the hottest markets during October, with homes selling in an average of 12 and 17 days (respectively) for 107% and 106% of the average list price (respectively). There was only a one month supply in Mountain View at the end of October and just a 0.7 month supply in Sunnyvale.

Homes sold for more than their average list price in six of the eleven communities, for less in two and for the list price in three. Sales were down or flat from September to October in seven of the eleven communities followed. Every other statistic was more evenly split between up and down. For example, homes were on the market longer in four communities, shorter in four and essentially flat in the others.

Sales in Santa Cruz dropped sharply in October, from 42 in September to 28. Prices remained steady. Only one sale closed in Capitola and there was not much change in the Aptos real estate market, except that homes stayed on the market longer in October (50 days) than in any month since February.
