Inventory is up 28% across the region from last month, with Sunnyvale and Los altos up the most, 133% and 140% respectively. We see the pattern of low inventory continue with the whole region down 25% from last year. Homes in Silicon Valley are selling, on average, at 112% of their list price. Closed sales are down 14% from last month which keeps them about equal with last year.

Inventory is only down 6% from last month and 5% from last year. Capitola shows a 167% increase in inventory but this is a factor of only having one active listing last month. The median sales price fell about 30% in Capitola and Soquel while staying fairly stationary for Santa Cruz and Aptos. Total sales fell 26% across the region from last month; about 7% under where sales were last year.
