JULY 2026

The Midyear Luxury Numbers Are In, and They Change The Story For Silicon Valley

The data backs up what I have been telling clients since spring. Here is the proof, and what comes next.

They confirm something I have been telling clients since spring. Luxury buyers did not pull back this year. If anything, they picked up the pace.

Here is what the report found, and what I think it actually means if you are buying or selling here in Silicon Valley.

8.3%
Luxury Single-Family Sales, H1 2026 vs H1 2025
3.2%
Attached Luxury Property Sales, H1 2026
15.8%
Single-Family Sales Growth, June Alone, Year Over Year

THE NUMBERS BEHIND THE HEADLINE

Interactive Comparison Widget
Interactive Comparison
First Six Months vs. June Alone
+8.3%
Single-family sales
year over year
+3.2%
Attached property sales
year over year

Six months of steady demand. Enough on its own to show the segment was not slipping.

+15.8%
Single-family sales
year over year
+8.7%
Attached property sales
year over year

This is the number the report leans on hardest. June nearly doubled the six-month pace on single-family homes.

According to the Institute for Luxury Home Marketing, luxury single-family home sales rose 8.3% in the first half of 2026 compared with the same period last year. Attached luxury properties were up 3.2%. Both numbers point in the same direction. Demand did not fade the way a lot of people expected coming into this year.

Break June out on its own and the trend gets sharper. The report shows single-family sales up 15.8% year over year in June alone, with attached sales up 8.7%. Its own read on that is straightforward. The pace picked up as the year went on instead of slowing down.

WHY BUYERS DIDN’T BLINK – FIVE REASONS THE INSTITUTE GIVES

The ILHM’s explanation is that luxury buyers are not behaving like the rest of the housing market because financing costs are not really driving their decisions. Its report points to liquidity, accumulated equity, and lifestyle priorities as the bigger factors shaping this segment right now.

It lays out five specific reasons a purchase in this bracket keeps happening no matter what rates are doing:

A Lifestyle Decision First
Key Driver
+ Tap to Expand
The report frames a purchase as tied to how someone wants to live day to day, not only as a financial move.
A Place To Store Wealth
Value Holding
+ Tap to Expand
Real property gives buyers somewhere to hold value that does not track the stock market day to day.
A Hedge When Things Feel Uncertain
Risk Mitigation
+ Tap to Expand
The report ties resilient demand partly to buyers using real estate as a buffer against broader financial uncertainty.
One Piece of a Larger Portfolio
Portfolio Strategy
+ Tap to Expand
More buyers are weighing a purchase as part of an overall wealth strategy rather than a standalone decision.
A Way To Buy Privacy and Flexibility
Lifestyle Focus
+ Tap to Expand
Space, seclusion, and room for extended family show up in the report as ongoing priorities for this buyer pool.
Editorial Callout Box
The Report's Own Conclusion

Luxury demand held up because affluent buyers are operating from a different financial position than most of the housing market, and weighing a purchase against lifestyle and wealth goals rather than a monthly payment.

WHAT THIS LOOKS LIKE HERE IN SILICON VALLEY

I do not need a national report to tell me this part. I have watched it happen in real time in Atherton, Menlo Park, Palo Alto, and Woodside all year.

The homes that are priced accurately and genuinely exceptional are moving quickly, often with multiple offers. The homes that are neither are sitting. That gap, more than any single interest rate, is what is actually deciding outcomes right now.

If the report is right that supply keeps tightening into the second half, that gap only gets wider.

THREE THINGS WORTH WATCHING NEXT

01

Tightening Supply

New listings are not keeping up with demand, per the report.

02

Continued Buyer Demand

The report does not expect affluent buyers to slow down.

03

Greater Competition for the Best Homes

Fewer standout properties, chased by the same motivated buyers.

Whether that plays out exactly this way in every market is a fair question. But the underlying logic holds up here. Fewer listings plus steady demand adds up to more competition for whatever actually comes to market.

WHAT I WOULD TELL MY OWN CLIENTS RIGHT NOW

The report’s headline is that luxury demand held up in the first half of 2026. My headline, watching this market every day, is a little more specific. It held up here, and it is about to get more competitive, not less.

The only real question is whether you are positioned for that, or waiting to see what happens.

Action Checklist
Where To Focus Right Now
Get real about your financing timeline Waiting for a headline rate cut has not paid off this year. Many buyers are moving now with cash or private banking solutions instead.
Move before supply tightens further If inventory keeps shrinking as the report expects, the second half brings fewer great options and more competition for each one.
Think beyond the mortgage rate The buyers winning right now are evaluating a home as a lifestyle decision and a long-term asset, not just a monthly payment.
Get into the off-market conversation early The strongest homes in Atherton, Palo Alto, and Menlo Park routinely sell before they ever hit public listing.
Price with the data, not the headlines Price with the data, not the headlines
Prepare for more competition, not less A tighter second half means motivated buyers chasing fewer standout homes. Presentation matters more, not less.
Understand what is really driving your buyer Lifestyle, privacy, and long-term value are motivating today's offers as much as anything on a rate sheet.
Start the conversation now The homes that come to market well prepared this fall will have the advantage. Let's talk timing while there is still runway to plan.
