A MARKET DEFINED BY MOMENTUM

In Santa Clara County, the average single-family home sold 6% above list price in March 2026. Seventy-one percent of houses sold above list price. Contracts accepted rose 3.5% year-over-year, and sales volume climbed 5%. Houses are moving at an average of 18 days on market — a pace that leaves little room for hesitation.

San Mateo County tells an even sharper story. Single-family houses averaged 9% over asking price in March, the strongest performance since spring 2022. Luxury home sales priced above $5 million surged 27% year-over-year, and contracts accepted rose 13%. The Peninsula’s most affluent house markets remain firmly in seller’s territory, with inventory slightly lower year-over-year despite rapidly climbing new listings.

WHERE THE MARKET IS STRONGEST

The top of the market continues to perform with conviction. Los Altos Hills, Los Altos, Saratoga, and Palo Alto are commanding median house prices between $3.9M and $5.4M, with active competition and strong buyer intent across these segments. In San Mateo County, Atherton leads at a $10.2M median, followed by Hillsborough at $5.65M and Portola Valley at $4.26M.

Active listings in Santa Clara County stood at 2,195 as of April 1st — up 12% year-over-year — giving buyers more options heading into the spring peak. In San Mateo County, inventory remained slightly lower year-over-year, keeping competitive pressure elevated for well-positioned listings.

WHAT THE BROADER ENVIRONMENT MEANS FOR YOU

Interest rates rose to 6.46% in early April, up from 5.98% beforehand, adding a layer of complexity for rate-sensitive buyers. That said, the ceasefire announced on April 7th has begun to stabilize financial markets and may exert downward pressure on rates in the weeks ahead. Affluent buyers in Silicon Valley have historically been more insulated from rate volatility, and the March house market data confirms that pattern is holding.
