Sixteen years ago, I walked buyers through an Atherton property with one of the most stunning outdoor spaces I had ever seen. Thoughtful, lush landscaping. A showpiece outdoor kitchen, complete with a Heston grill that would make any barbecue jealous. A pool that looked like it belonged in a resort.
They stood there for a moment, took it all in, and she said: “It’s beautiful. But I can’t imagine actually living out here.”
We did not make an offer.
That moment has stayed with me. And honestly? It has never been more relevant than it is right now.
The luxury market here has always moved differently from the rest of the country. Our buyers are sophisticated, time-pressed, and deeply intentional about how they spend their resources. They do not purchase for appearances. They purchase for alignment.
What I am seeing in 2026 is that this mindset has fully extended to outdoor living spaces. The question is no longer “what does this outdoor space have?” It is “how does this outdoor space work for my life?”
That shift is reshaping how I advise both buyers and sellers, and it is worth understanding if you are on either side of a transaction right now.
For years, outdoor spaces were positioned as an extension of the home. A nice-to-have. A seasonal perk.
That framing is outdated.
The most compelling luxury properties I see right now treat the outdoor space as a primary living environment. Not a patio you visit on weekends. A fully realized room with plush furnishings, layered lighting, fireplaces, weatherproof entertainment, and covered structures that make the space functional across every season.
In Silicon Valley’s climate, this is not a stretch. It is an obvious opportunity. And the properties that have leaned into it are the ones generating the most interest.
This is the trend I find most personally meaningful, because it reflects something real about how our clients are living.
A few years ago, a yoga deck or a meditation garden would have been considered niche. Today, they are becoming expected in the upper tier of the market. Cold plunges, saunas, outdoor showers, and dedicated retreat spaces designed for privacy and tranquility. These are not afterthoughts. They are intentional design decisions that buyers are specifically seeking out.
What this tells me is that today’s luxury buyer is not just investing in a home. They are investing in themselves. The outdoor space has become part of their wellness infrastructure, and they want it to perform accordingly.
Silicon Valley buyers, perhaps more than anywhere else in the country, have a sophisticated relationship with technology. They do not want to be impressed by it. They want it to work seamlessly and stay out of the way.
The best outdoor spaces I am seeing right now reflect exactly that. Lighting, sound, climate control, and irrigation systems that are fully integrated and quietly managed. No panels. No complexity. Just a space that responds to how you want to feel in it.
Paired with a flexible, modular design that transitions effortlessly from a dinner gathering to a quiet solo evening, these spaces are performing at the same standard as the finest interior rooms in the home.
That is the new baseline. Not a luxury upgrade. A baseline expectation.
If you are preparing to list, this is not the moment to simply stage your outdoor space and hope buyers notice it. The conversation has moved beyond features.
What buyers want to understand is how your outdoor space supports daily life. Does it create privacy? Does it feel restorative? Does it function year-round? Can it host a dinner and then quietly become a place of retreat the next morning?
My team and I work with sellers specifically on how to tell that story, because the difference between a property that generates strong offers and one that sits comes down to whether buyers can picture themselves actually living there.
The outdoor space is now a central part of that picture.
If you are in the market, I want to encourage you to apply a different lens to the properties you are touring.
Do not just evaluate what is there. Evaluate how it feels and whether it fits how you actually live. Can you see yourself having your morning coffee there? Would it support the wellness routine you have been trying to build? Does it give you the privacy you need after a demanding week?
The buyers I have seen make the most satisfied purchases are the ones who chose a home aligned with how they genuinely want to live, not just how they want to be perceived.
That has always been true. In 2026, the outdoor space is where that principle is playing out most visibly.

What has changed is where that feeling is being created. Increasingly, it starts the moment you step outside.
