Cupertino Real Estate and The Community of Cupertino, CA

Dawn’s intimate knowledge of the community makes her an expert in Cupertino Real Estate!

Like many other Bay Area towns, Cupertino was once blanketed with fruit orchards. Its general warm climate is perfect for growing grapes and vineyards dotted the landscape until after World War II. San Francisco lawyer, John T. Doyle named his McClellan Road winery “Cupertino” after the Arroyo San José de Cupertino (now called Stevens Creek). After the turn of the 20th century, the name Cupertino displaced the region’s former name of West Side.

With a population just over 60,000, this 11.3-acre, ethnically diverse town has been listed by Forbes Magazine as ‘one of the most educated small towns”. In 2012, it ranked 27th on Money Magazine’s “Best Places to Live, America’s Best Small Towns” list, the 2nd highest in California.

Over 60 high-tech companies have offices in Cupertino, most notably Apple Computer, Inc. whose modern headquarters is located on Infinite Loop. The company has plans for an additional 150-acre state-of-the-art campus within city limits. Other prominent companies include Oracle, Trend Micro, Lab126 and Seagate Technology. Despite the technology centered here, very little manufacturing occurs at these facilities but rather these corporate facilities focus on management and design.

De Anza College is a 112-acre community college founded in 1967 on the former site of the Beaulieu Winery. Its presence, along with that of Apple Computer, assisted in the growth of Cupertino from small town to industrial city. The campus includes the Fujitsu Planetarium, one of the most modern in the world and the largest school planetarium west of the Rocky Mountains. The Flint Center for the Performing Arts hosts a variety of influential speakers, off-Broadway shows as well as musical and comedic acts. The campus also hosts the monthly De Anza Flea Market. Started 30 years ago as a means to raise funds for the student body, it has been a community tradition and its 825 vendor stalls are filled with merchants from near and far who wish to sell their wares to the 15,000 to 20,000 shoppers.

With 150-acres of parkland, Cupertino has copious green space. Blackberry Farm offers a native habitat for a variety of trees and wildlife as well as a 9-hole golf course, bocce and horseshoe courts, picnic areas and swimming pool. McClellan Ranch Preserve is a thriving 18-acre natural sanctuary that is home to deer, coyote and over 100 species of birds. A horse ranch in the 1930s and 40s, many of the original buildings still stand, including the milk barn, ranch house and water tower. The Ranch holds educational adventures for the entire family, is home to a very popular organic community garden and offers hikes for outdoor lovers of all ages.

Cupertino doesn’t have a ‘proper’ downtown shopping and commercial district but rather numerous shopping and dining options unfurling along its two main corridors, De Anza and Stevens Creek Boulevards.

Cupertino has a dynamic housing market, exceptional schools, plentiful recreational activities and a vigorous technology business base.

Definition of Growth VS Base Rate

API (Academic Performance Index) measures year-to-year improvement in academic performance for California schools. To accurately measure this improvement, Base and Growth APIs are compared.

Both the Base and Growth APIs are determined by using a school’s test results from standardized test (STAR and CAHSEE) but Growth API is computed from the most recent test results (i.e. 2011-2012) while the Base is calculated from the previous academic year (2010-2011).
