Menlo Park has long been considered one of the most desirable towns in San Mateo County. With its charming homes, quaint downtown, excellent schools and proximity to Silicon Valley there is no wonder Menlo Park is such a highly desirable community. Looking at the graphs below, one might think that that there are deals to be had as list price comes in quite often lower than sale price. If you are a buyer looking in this area, it certainly may feel differently though. Inventory is very low so the demand and competition is high. This is especially true in entry to mid-range market (check out the pie graph for price ranges).

There is quite a range of styles, and neighborhoods and price points in Menlo Park, and we are starting to see some higher end luxury houses popping up. With Facebook’s new headquarters in Menlo Park, it has certainly received global attention and should be an interesting market to watch all year!

Here is an example of a beautiful luxury estate that is currently listed and is within the largest majority price point of homes sold in Menlo Park:   3 Patricia Place.

Rain or shine, the Los Altos Real Estate Market paints a sunny picture! This for some may be starting to sound like a broken record, but inventory is so low in Los Altos, that nearly every home that comes on the market seems to sell very quickly and with multiple offers! Well, that is true for some price points, and overall if you are a seller in Los Altos, you are in a fortunate position. Here  is an in depth look to break down the reality of the market and shed some light for both buyers and sellers.
